Orient-Express Hotels Announces Further Details On Its Luxury Real Estate Initiative In Sint Maarten: Porto Cupecoy

By Pardhasaradhi Gonuguntla

NEW YORK, NY – Orient-Express Hotels Trains & Cruises has announced further exciting details regarding Porto Cupecoy, its luxury marina community on Sint Maarten in the Caribbean’s Netherlands Antilles. This Orient-Express real estate initiative is comprised of 180 richly appointed one- to four-bedroom residences, set in a harbor-side village with a European-Mediterranean feel. Anchored by a vibrant marina, the luxurious Porto Cupecoy community will afford owners a range of amenities, including tennis courts, swimming pools, several dining options, concierge services and even a sailing school.

Orient-Express is partnering with S&P Destination Properties, a world leader in the resort and luxury real estate business, for the marketing and sales of this exceptional project, which is due to open in summer 2009. Setting the standard for real estate developments on the island, Porto Cupecoy residences are now available for sale, with prices ranging from $650,000 to $2.5 million.

Cupecoy Yacht Club, which is owned and operated by Orient-Express Hotels, is the village association of Porto Cupecoy and will manage its property rental program as well as the commercial and marina components of the project.

Sint Maarten has the distinct advantage of having no property tax or capital gains tax, making ownership very affordable in comparison to other second home options in the Caribbean. All properties are full title ownership and the security, cleaning and maintenance services provided by Cupecoy Yacht Club management make being a long-distance owner easy.

Owners have the option to dock or moor their yachts in the private marina, with Simpson Bay Lagoon providing a protective haven for all manner of water sports. The marina can accommodate approximately 50 vessels ranging in size from 50 to 300 feet. Further amenities that will be provided for the Porto Cupecoy community include a fitness center with personal trainers, a gourmet market, boutiques, grocery delivery, bank and ATM, medical clinic, pharmacy, housekeeping service, water limousine, boat porter, 24-hour security and covered parking (select units). Dining options at Porto Cupecoy will include a casual French dining spot, as well as a sushi bar, café, delicatessen, Thai restaurant, and Poissonnerie, a seafood restaurant where customers can select fresh fish prepared on site.

Porto Cupecoy is offering buyers full decor and houseware packages, with Marc-Michaels Interior Design, Inc. creating a sophisticated island feel to residences, affording owners the opportunity to move into a fully furnished home inclusive of draperies, electronics, linens, table and kitchenware. Residence amenities include cable television, high-speed internet, stainless steel appliances, rich wood cabinetry with granite countertops, platform soaking tubs and/or tiled showers, washer and dryer, master suites with imported ceramic tile floors, wood finished walk-in closets (in select units), and a private covered terrace, some with individual pools or gardens.

Porto Cupecoy enjoys a prime location on the island, with “a foot in each country.” The community is physically located on the Dutch side of the island; however, it also enjoys the sophistication and natural beauty of the French side, as the property abuts the French/Dutch border. Sint Maarten is easily accessible with direct flights from North American and European destinations, and is just a four-hour, non-stop flight from New York City. Porto Cupecoy is a three-minute walk from the white sands of Cupecoy Beach – one of the island’s 37 pristine beaches – and a short drive from the quaint dockside restaurants, cafes and boutiques of Marigot and the beachfront dining in Grand Case.
