Own a Piece of Paradise at Abaco Beach Resort and Residences

MARSH HARBOUR, ABACO BAHAMAS – For those who dream of owning a second home or living year-round in an upscale, tropical paradise where the crystal-blue sea and a world-class marina are just steps away, Abaco Beach Resort & Boat Harbour announces its newly completed luxury condominium units. The two- and three-bedroom villas, with breathtaking views of the tranquil sea of Abaco, feature exquisite architectural detail plus the five-star amenities and services offered as part of the premier resort in the Bahamas out islands-all less than an hour by air from the east coast of Florida.

The Residences at Abaco Beach Resort feature units ranging in size from 1,800 square-feet to 3,500 square-feet with two-bedroom flats and three-bedroom, two-story lofts available. Owners have the option of offering the units into a rental program. The residences are designed with a lockout section so that even partial units may be rented if desired.

The architecture of the Residences is inspired by traditional Bahamian themes with Bermuda roofs, dormer windows and wide verandas. Each unit offers an open, spacious floor plan with the kitchen, dining and living room overlooking the ocean. Decorative moldings adorn both the nine-foot ceilings and wood baseboards in the dining room, living room and bedrooms, while the walls are textured with a warm pre-colored finish. The floors are accented with Italian porcelain tiles.

The kitchens feature black granite tops and custom cabinetry. The top-of-the-line appliances are GE Monogram stainless steel-faced and include a two-door refrigerator and freezer, a built-in oven and stove, dishwasher, microwave and a wine cooler. Sinks are stainless steel with Franke faucets.

The large master bedroom, with a functional IT center with a built-in desk & bookshelves, is designed to reflect a fusion of Asian, Adobe and Caribbean flavors. The master bathtub is strategically placed with wood screened shutters that intimately join or separate the master bedroom and the bathroom. The vanity is a modern white porcelain top resting on cherry wood cabinets also made by Elmwood Kitchens Cabinetry.

The second bedroom can be used as a lock-out room and is very large – it also includes a bar with a bar sink, and an under counter GE Monogram refrigerator. It features a similar but just lightly smaller bathroom. All the bedrooms feature walk-in closets. Each residence also has a stackable washer/dryer, a separate powder room, and an owner’s lockout closet. The units’ lever type locksets from Schlage and Tessa front door lock systems allow our security and management superior control. Each unit is fitted for wireless internet with telephone and TV outlets in the bedrooms and living rooms. Smoke detectors in each bedroom connect to a central alarm system.

All units have central air-conditioning, with the lock out bedroom having its own air-conditioning system for independent temperature control from the main bedroom. Each residence has positive air pressure provided by a separate air-conditioning unit to provide a flow of fresh, dry, dehumidified air at all times to avoid mildew from the island’s humidity. All bathrooms have an exhaust providing permanent negative airflow, eliminating the usual noise of bathroom exhausts. The combination of positive and negative air pressure ensures that air is continuously circulated throughout the rooms. The air conditioning units are equipped with a heating coil for those rare occasions where heating may be required.

The windows and doors are made of a reinforced thermally-insulated vinyl structure of German design with solar green-tinted hurricane impact resistant glass to withstand the roughest weather but still offering lots of bright, natural light throughout each unit. Recessed halogen ceiling lights and wall mounted sconces all with dimmers provide for perfect lighting.

There are bonus rooms located on the main and top floors of some of the units. Trash chutes and elevators are conveniently located in each building. In addition, each unit provides a space for car parking, as well as spaces for golf carts.

The project also included the construction of 62 single-family home sites, each with a private dock, which have been completed and sold. The Residences project included a marina expansion, a larger restaurant, an additional pool, meeting and convention space and spa and fitness center.
