Atoll Estates has announced the development of Zamani Islands – a luxurious lifestyle destination in the Maldives’ South Male Atoll. Set within an idyllic natural lagoon, the retreat will span eight islands and feature three exclusive resorts.
The hotly anticipated destination – which is set to launch its first phase in spring 2026 – is situated 21 nautical miles from the Maldives’ main international airport. Atoll Estates brought in resort master planner Killa Design to turn its ambitious plans into reality.
What can you expect from the new retreat? Zamani Islands will be home to the Maldives’ first superyacht marina and yacht club. The founders and curators of Atoll Estates – Amit Majumder and Dmitry Bourtov – are also hoping to transform the new destination into the first 100% clean, renewable energy-powered resort in the Maldives.

“Zamani Islands is a project more than two years in the making,” commented Majumder and Bourtov. “It was our intention from the outset to conceive a resort with sustainability truly at its heart that will do good for both people and place. Within this framework, Zamani Islands will also set new standards for a lifestyle destination both within the Maldives and globally. We are redefining what is possible in the Maldives whilst respecting the unique natural environment of the setting, creating a harmony between nature and luxury. We are excited to share further details of Zamani Islands as the project develops.”
As part of the first phase, Atoll Estate is launching a collection of private estates and mansions. Designed by revered architect YoDezeen, 14 properties are currently available to purchase including a selection of secluded beachfront residences spanning between four and eight bedrooms. While details remain sparse for the time being, renderings reveal sleek, modern homes thoughtfully designed to let the ocean views take center stage.
Each villa features multiple private pools, a personal spa, a screening room and sprawling terraces overlooking the Indian Ocean. Best of all, the residences at Zamani Islands come with a personal butler to cater to owners’ every need and a private berth at the resort’s superyacht marina with full-service facilities including crew amenities, maintenance and a yacht club.
Elsewhere at Zamani Islands, guests and residents will have access to three spas and an array of dining establishments, including what Atoll Estates promises will be ‘the Maldives’ largest underwater restaurant.’
Eco-conscious travelers will be delighted to hear that sustainability will underpin the entire resort; 100% of the energy used across all eight islands will come from renewable sources while waste will be reduced wherever possible. Other green initiatives include growing the resort’s food wherever possible and putting in place an active coral relocation program during the build and after construction.
