The wait is over to take a peek inside the brand new St. Regis Residences, Miami. Situated in the coveted Brickell Financial District, with sweeping views of Biscayne Bay and the Atlantic Ocean, the ultra-luxurious branded properties certainly don’t disappoint.
Of course, you’ll need deep pockets if you’re hoping to put down roots in one of Miami’s most exclusive neighborhoods. Prices of the first residences to go on sale in the East Tower start at a cool $2.8m. Set for completion in 2025, the luxury condo will be joined by a second tower at a later date, featuring 200 one to five-bedroom apartments.
St. Regis has collaborated with leading developers Related Group and Integra Investments, as well as premier brokerage ONE Sotheby’s, for the project. With the latter reporting record-breaking demand for South Florida real estate in recent months, it’s unlikely the properties will stay on the market for long.
“As South Florida continues growing into a nexus of design, culture and luxury, The Residences present a rare opportunity to call one of the city’s most sought-after neighborhoods home,” said Daniel de la Vega, president of ONE Sotheby’s International Realty. “There is no doubt about it, 1809 Brickell Avenue will go down in history as one of Miami’s most significant addresses.”

So what can future owners expect from St. Regis’ hottest new residences in Miami? The hospitality giant enlisted world-renowned Robert A.M Stern Architects (RAMSA) to design the mammoth two-tower development.

“We’ve looked to Miami’s rich architectural traditions, updated for 21st-century living, to celebrate one of the world’s great ports-of-call with geometries evoking two grand ocean liners slipping past each other,” says Paul Whalen, partner at RAMSA.
“These buildings will provide a welcoming, low-scale character on approach from the street or from the bay, while their crowns will mark the site from a distance as a gift to the Miami skyline. We see this vertical community as an expression of the qualities that make Miami one of the most appealing places in the world to call home, an international resort city and cultural hub oriented to the sea and sky.”
The 48-story East Tower will boast 149 spacious apartments, ranging from 2,300-sq-ft two-bedroom units to 8,900-sq-ft duplexes. All of the properties feature opulent master bathrooms with separate double vanities, powder rooms and freestanding bathtubs.
Rockwell Group was brought in to create the stunning interiors. The award-winning design firm took inspiration from Miami’s rich history as a major trading hub and beachside location, while staying true to the iconic St. Regis style.

“Our design language calls on the elegance and geometry of the Streamline Moderne, as well as the layered, textured and natural phenomena of the sea – the rocky coast, soft curves of the water lapping the land and tropical palette,” explains Greg Keffer, partner and studio leader at Rockwell Group.
“The interiors are a series of grand, calm and elegant spaces that celebrate the property’s coastal location. We developed a palette consisting primarily of rich, natural materials, including travertine, bronze and oak.”
When asked for his favorite design detail, Keffer points to the property’s array of custom sculptural elements highlighting the elegant bronze reception desk and undulating stone walls in the lobby that reference the articulation of the base of the tower’s facade.
As you would expect from a St. Regis branded residence, there will be plenty of amenities at the newest Miami outpost including a signature tea-room, open-air exercise deck, fitness center, golf VR room, and a rooftop bar with panoramic views. Future owners will also enjoy the brand’s much-loved signature butler service and access to an impressive spa complete with private treatment rooms as well as cold dip and regulation lap pools.
